The Complete Guide to the Village Squares (2026)

The Village Squares are the heartbeat of life here—where the music starts, the drinks flow, and suddenly you’re dancing next to someone who absolutely has better moves than you. Each square has its own personality, its own crowd, and its own reason people swear it’s the best.

There are currently three main squares—Spanish Springs, Lake Sumter Landing, and Brownwood—plus newer spots like Sawgrass and the growing Eastport area that are adding even more ways to get out of the house (and maybe stay out a little too long).

If Spanish Springs is laid-back charm and Brownwood is a party, Lake Sumter is your happy middle ground.

Spanish Springs Square

Spanish Springs Town Square

The original—and still the easiest night out

Spanish Springs is where it all started—and you can feel it the second you walk in. There’s a relaxed, slightly nostalgic energy here that doesn’t try too hard… and doesn’t need to.

This was the first town square built in The Villages in the early 1990s, and it set the tone for everything that came after. The architecture leans into a Spanish/Old Florida style, with warm colors, tiled roofs, and a layout that feels more like a small downtown than a planned development.

While the newer squares got bigger and louder, Spanish Springs stayed exactly what a lot of people want: easy, familiar, and just the right amount of fun.

The Vibe

Spanish Springs is the square you pick when you want live music without shoulder-to-shoulder crowds, a place where you can actually talk to the person you came with, and a night that doesn’t turn into a full production.

It leans a little earlier, a little calmer, and a little more “we’ve done this before—and we’re good at it.”

What Makes It Different

The original square, and it still feels like it
More intimate layout than the others
Consistent live music without chaos
Architectural details that feel intentional, not oversized

It’s not trying to compete with Brownwood—it’s doing something completely different.

Location Advantage (this matters more than people expect)

One of Spanish Springs’ biggest strengths isn’t even inside the square.

It sits right up against a major retail and medical corridor, which means groceries, pharmacies, quick dining options, medical offices, and everyday services are all right there.

You can run errands, grab dinner, and end up at live music without bouncing all over town. That kind of convenience is a big part of why people keep coming back here.

Food and Nearby Options

Inside the square, you’ll find a mix of casual dining and familiar staples, but the surrounding area is what really expands your choices.

This is one of the easiest squares to turn into a “let’s just go and see where the night goes” kind of plan.

The Little Things You Notice

The brickwork and walkways that feel more old-town than oversized

The layout that keeps everything close and easy
The live music that blends into the night instead of taking it over

It’s the kind of place where you don’t feel like you’re “going out.” You just end up out.

A Note on the Design

You may hear that Spanish Springs was designed by the same team behind theme parks like Universal Studios. While there are hints that early development in The Villages drew inspiration from themed environments, there isn’t clear, verifiable confirmation tied specifically to Spanish Springs.

What is clear is that the design works—and has worked for decades.

Lake Sumter Landing Square

Lake Sumter Landing

The waterfront square that feels like a getaway.

If Spanish Springs is easy and familiar, Lake Sumter Landing is where things start to feel a little more like a vacation.

Set right along the water, this square has a breezy, coastal feel—part small harbor town, part polished main street. It’s the one most people picture when they think of “The Villages,” and for good reason. It’s visually stunning without feeling overdone, and there’s always just enough going on to make it interesting.

The Vibe

Lake Sumter Landing hits the middle perfectly.

It’s lively, but not overwhelming. Social, but not chaotic. You can come here for a relaxed walk by the water, or end up staying for hours without really planning to.

It also gets going earlier than the other squares. Between coffee spots, morning groups, and people just out enjoying the view, this place has energy from the start of the day—not just at night.

What Makes It Different

Waterfront setting with walkable paths and views from almost everywhere A true “main street” feel with shops, restaurants, and gathering spaces all woven together
More polished and vacation-like than the other squares

Consistent activity from morning through evening

This is the square that feels the most like you stumbled into a coastal town and decided to stay.

The Details That Make It Special

Lake Sumter Landing is full of small touches that people don’t always notice at first—but once you do, you can’t unsee them.

  • The train station-style building along the water, with tracks set right into the cement

  • Shells embedded in the sidewalks that quietly reinforce the coastal feel

  • The lighthouse anchoring the entire square and giving it a clear focal point

  • The two-story welcome center modeled after the Grand Hotel on Mackinac Island, adding to the sense of place

  • A movie theater that’s just as charming inside as it is outside

Even the corners get creative—what looks like a quiet bait shop during the day can turn into a cocktail spot just in time for live music.

And at the top of each hour, a whistle sounds, just like in a working harbor town. It’s one of those small things that makes the whole place feel intentional.

Food and Nearby Options

Lake Sumter Landing has one of the strongest mixes of dining right on the square, especially if you’re looking for waterfront seating or a place to linger.

Between that and the surrounding area, it’s easy to turn a quick stop into a full evening without ever feeling rushed.

More Than Just Nightlife

This isn’t just a place that comes alive at 5:00pm

In the mornings and early afternoons, you’ll find:

  • Coffee at Starbucks or Panera right on the square

  • Walking, running, and biking groups meeting up

  • Rowing teams heading out onto the water

  • The Villages Radio broadcasting live, with a studio you can walk right up to and watch

It’s one of the few squares that feels just as active during the day as it does at night.

If you’re bringing someone to see The Villages for the first time, this is usually where you take them.

It’s scenic, walkable, full of life, and just polished enough to feel special—without losing the easy, come-and-go nature that makes the squares work in the first place.

Brownwood Paddock Square

Brownwood Paddock Square

Brownwood is the high-energy square that brings the crowd. It's where things turn up a notch.

Opened in October 2012, it’s the third town square built in The Villages—and the one designed to handle a crowd. The theme leans into “Old World Florida,” with nods to the 1800s cattle-driving days, cowboys, and wide-open land. You’ll see it right away in the entrance, where cattle statues and cowboy figures set the tone before you even step into the square.

This is not the quiet, ease-into-the-night square. This is the one where you come when you want something going on.

The Vibe

Brownwood is bigger, louder, and more social.

It’s built for movement—people walking, dancing, gathering, and staying longer than they planned. The energy ramps up as the evening goes on, and it’s the most likely place to turn a casual stop into a full night out.

If the other squares ease you in, Brownwood pulls you in.

What Makes It Different

Largest of the three main squares, designed to handle bigger crowds:

  • Strong “Old Florida” cattle and ranch theme throughout

  • More built-in seating around the stage and common areas

  • Frequent host for festivals, markets, and large events

  • Easier parking compared to other squares

  • This is the square that was built for scale—and it shows.

The Details That Make It Special

The cattle and cowboy entrance that immediately sets the theme.

  • Windmill features and statues that carry the Old Florida story throughout the square

  • Wide-open layout that makes it easier to move, gather, and actually find a place to sit

  • Outdoor dining areas that stay active well into the evening

  • It’s one of the few squares where the design isn’t just decorative—it actually supports how people use the space.

Food and Nearby Options

Brownwood has one of the strongest restaurant lineups, especially if you’re looking for outdoor dining and variety.

Between the options on the square and nearby, it’s easy to turn this into a full dinner-and-music night without needing a second stop.

Events and Activity

Because of its size, Brownwood is where many of the bigger events land.

Farmers markets, festivals, and special events are often held here simply because there’s room to do it right. The layout allows for larger crowds without feeling as packed, which makes a big difference when something is going on.

Even on regular nights, the built-in seating and open space make it one of the easiest places to settle in and stay awhile.

If you’re looking for energy, space, and the highest chance that something is happening, this is your square.

It’s lively, social, and built to handle it—all while giving you enough room to actually enjoy it.

Sawgrass Groves

Sawgrass Grove

The one that doesn’t quite follow the rules (and that’s the point)

Sawgrass Grove is where the definition of a “square” starts to loosen a bit.

It’s not quite a traditional town square, not quite a plaza, and not trying to be either. It’s more of an open gathering space built around food, activity, and actually spending time there—not just passing through.

And once you’ve been, it makes sense.

The Vibe

Sawgrass is casual, flexible, and a little more daytime-friendly than the other squares.

You don’t have to show up at a certain time to “catch the action.” There’s often something going on earlier in the day—trivia, bingo, karaoke, or live music that starts well before evening.

It’s the kind of place where you can:

  • grab something to eat

  • sit for a while

  • wander a bit

  • and stay longer than you expected

What Makes It Different

Not a traditional square—more of an open, social gathering space
Activity throughout the day, not just at night
Flexible layout designed for hanging out, not just walking through

A stronger focus on food, casual seating, and lingering

This is the square that feels the least structured—and that’s exactly why it works.

The Game Changer: Shade

This is the detail people notice immediately.

Sawgrass has large, built-in shade structures that cover much of the central area. It changes everything.

You’re not chasing a seat in the sun. You’re not planning your visit around the heat. You can actually sit, relax, and enjoy being there—even in the middle of the day.

It sounds simple, but it’s one of the biggest functional upgrades of any of the squares.

Food and Nearby Options

Sawgrass is built around food in a way the other squares aren’t.

You’ve got a strong mix of casual and unique spots, all within a few steps of where you’re sitting:

  • Darlin’s Sweet Shoppe

  • Frenchy’s Wood Fired Original

  • Little Fin Seafood

  • LUMA Mediterranean Kitchen

  • Sawgrass Bar (outdoor)

  • Sawgrass Tavern

  • Take 5 Coffee & Crepes

  • The Local Butcher & Market

  • Willy’s Original

This is one of the easiest places to build your own experience—grab something here, try something else later, and never feel locked into one spot.

More Than Just Night Music

Yes, there’s live music most nights—but that’s only part of the story.

During the day and into the afternoon, you’ll often find:

  • trivia

  • bingo

  • karaoke

  • earlier live performances

It’s more of an “all-day hangout” than a “show up at 5:00” destination.

Sawgrass Grove is the most unique of the squares—and the one that feels the most like it was designed around how people actually spend time

It’s casual, comfortable, and built for staying—not just stopping by.

Eastport Square

Eastport

The waterfront town that’s just getting started

Eastport isn’t just another square—it’s being built as something different entirely.

Designed more like a waterfront town than a central plaza, Eastport leans into a European-inspired feel, with walkable streets, smaller café-style spaces, and a layout that encourages wandering as much as gathering. It’s early, but the direction is clear: this is meant to be an experience, not just a destination.

The Vibe

Right now, Eastport feels like potential.

You can see where it’s going—the water, the layout, the scale—but it’s still unfolding. That’s part of what makes it interesting. It’s less about what it is today, and more about what it’s becoming.

If the other squares feel established, Eastport feels like you’re getting in early.

What Makes It Different

  • Not a traditional square—planned as a full waterfront district

  • European-inspired design with smaller streets and café-style spaces

  • Stronger connection to the water, both visually and functionally

  • Built with future growth and expansion in mind

This isn’t trying to replicate what already exists. It’s aiming for something new.

The Details That Stand Out

Street-side cafés that feel more like something you’d expect in a European town than a typical Florida development

  • A rooftop bar concept that adds a completely different perspective to the area

  • The first golf cart parking garage in The Villages, designed to support higher density and easier access

  • An entertainment venue positioned right on the water, giving live events a completely different backdrop

These are the kinds of features that suggest Eastport isn’t just expanding the map—it’s changing how the map works.

Food and Nearby Options

As Eastport continues to grow, dining is becoming a central part of the experience, with an emphasis on walkability and variety.

This is one to watch as more options open and the area fills in.

Eastport is still in its early stages—but it has the potential to be one of the most distinctive areas in The Villages.

If you like seeing what’s next before everyone else does, this is where you’ll want to spend some time.

Middleton

Middleton

The piece that makes everything else work

Middleton isn’t a traditional square—and it’s not trying to be.

It’s a newer, thoughtfully designed area built around something The Villages depends on but doesn’t always highlight: the people who make everything run. Restaurants, retail, healthcare, entertainment—none of it works without a workforce. Middleton is where that piece comes together.

Designed as a place where people can live and work within The Villages environment, Middleton introduces something different to the overall layout: a true community that supports the infrastructure behind the lifestyle.

The Vibe

Middleton feels more like a small town than a destination.

It’s less about nightly crowds and more about everyday life—people going to work, families living nearby, and a steady, lived-in energy that’s different from the more entertainment-focused squares.

It’s quieter, but it’s also essential.

What Makes It Different

Designed as a residential and workforce-supporting community
Built to support the long-term sustainability of The Villages lifestyle
Closer connection between where people live and where they work
Less tourist-driven, more day-to-day living

This is not a “visit for the night” square—it’s part of the system that makes all the other squares possible.

A Thoughtful Approach

One of the more interesting aspects of Middleton is the intention behind it.

The idea is simple: create a place where people can build a life while working within The Villages—close to jobs, amenities, and community. By doing that, you support the restaurants, shops, healthcare, and services that residents rely on every day.

It’s a practical solution—but also a smart one. When the people working in a place are connected to it, everything tends to run better.

What’s Already Here

Even though it’s still developing, Middleton already has a strong start.

New restaurants and gathering spaces are opening, and The Tracy Performing Arts Center brings a different kind of entertainment into the mix. It adds a cultural layer that complements the music and events happening in the other squares.

This is an area that’s growing into its role—and doing it quickly.

Middleton may not be the first place visitors go—but it’s one of the reasons everything else works as well as it does.

It’s thoughtful, intentional, and built for the long term. And as it continues to grow, it’s likely to become an even more important part of the overall Villages experience.

And, if you have been looking at all of these areas and thinking, it sounds awesome, but my family isn't ready to retire-- maybe Middleton is perfect for you.
